All correspondence will be sent to the first named person at the address specified on the booking form.
We have a
strict rule of Villa Occupancy - 8 people maximum
(Our management company will receive a copy of the
booking form, relating to your stay, and have the right to check
capacity at any time . They have the right to ask any
party to leave the property if the numbers are found to
contravening our rules of occupancy)
The main name in the party must be over 21 years of age.
Everyone staying in Villa Eden must be listed on the booking form, including all children. This is to comply with Florida State Law.
Villa Eden is fully licensed for short-term rentals in Florida.
The booking is not accepted until acknowledged in writing by us.
A deposit of £150.00 ($250) per week of rental must be paid on completion of the booking form and a signed copy of our terms & conditions.
The balance will be due 10 weeks prior to departure.
A returnable security bond of £100.00 ($180) per
week will be added to your final balance.
THE BOOKING IS NOT CONFIRMED UNTIL WE ACKNOWLEDGE IT IN WRITING AND A COMPLETED BOOKING FORM, SIGNED TERMS AND CONDITIONS AND A CHECK FOR THE DEPOSIT HAVE BEEN RECEIVED
If Villa Eden is booked for the dates you require, we may be able to help you in finding an alternative villa of the same high standard for your vacation
Conditions
Check-in on the day of arrival is 4:00pm and check-out on day you leave is 10:30am

Late check-outs maybe available subject to availability and if requested prior to your stay and only if confirmed by either Lisa or Dawn. The request will be put in to writing and copied to the management company to make arrangements for cleaning the property
Sorry, we only accept family groups.
For the comfort of our guests Jade House is a No smoking home, it is permitted on the deck area outside. Please use the ashtrays.
We have a STRICT NO PETS POLICY
Cancellation Charges
In the event that you cancel your booking for whatsoever reason the following cancellation charges will apply: -
More than 10 weeks - deposit only
Less than 10 weeks - 100% of rental

Liability
Although every effort is made to ensure that the villa is in perfect order for your holiday we cannot accept liability for any third party claim, accident damage or loss to you or your property of for any expenses however incurred.
We strongly recommend that you have adequate travel, cancellation & medical insurance to cover any losses if cancellation occurs due to events beyond your control
